Why First Impressions Matter More Than Ever in Today's Placer County Real Estate Market

This week I spent the morning at one of my upcoming listings while the photographer was capturing the home.

As I watched the drone fly overhead and the Matterport camera scan each room, I couldn't help but think about how much selling a home has changed over the years.

Growing up, I watched my parents build their real estate business in the early 1990s. Back then, marketing a home was much simpler—and much more limited.

Many listings didn't include photos at all.

Buyers relied on a written description, local knowledge, newspaper ads, and often a drive-by to decide whether a home was worth seeing in person.

Today, that seems almost unimaginable.

Home Buyers Shop Very Differently Than They Used To

When I became a Realtor in 2002, things had already changed quite a bit.

Most MLS listings included a single exterior photo. Buyers could at least see what the front of the home looked like before deciding whether to schedule a showing.

Fast forward to today, and the buying process has completely transformed.

Whether someone is looking for a home in Rocklin, Roseville, Loomis, Granite Bay, Lincoln, Auburn, Newcastle, Penryn, Meadow Vista, Folsom, or elsewhere in Placer County, they almost always begin their search online.

Before they ever walk through the front door, they've often already:

  • Viewed dozens (or even hundreds) of homes online.
  • Compared floor plans and layouts.
  • Zoomed in on photos.
  • Viewed aerial imagery.
  • Explored neighborhoods on maps.
  • Checked school information.
  • Compared commute times.
  • Eliminated homes that didn't immediately capture their attention.

By the time buyers schedule a showing, they've usually narrowed their search to just a handful of homes.

That's why today's first showing almost always happens online—not in person.

That's why preparing a home for the market has become so important.

Professional photography, proper lighting, staging, decluttering, landscaping, and thoughtful marketing all work together to help buyers emotionally connect with a property before they ever visit.

The better that first impression is, the more likely buyers are to take the next step.

Every Home Deserves a Different Marketing Strategy

One thing I've learned after more than two decades in real estate is that no two homes should ever be marketed exactly the same way.

Every property has:

  • Different strengths
  • Different challenges
  • A different target buyer
  • A different story to tell

My job isn't to check boxes.

It's to determine which marketing strategies will best highlight what makes each home unique.

For one property, that may mean emphasizing acreage, views, or outdoor living.

For another, it may be walkability, updated finishes, proximity to great schools, or a beautifully remodeled kitchen.

The marketing should always fit the property—not the other way around.


What Marketing Might Include Today

Depending on the home, today's marketing may include:

  • Professional photography
  • Drone photography and video
  • Matterport 3D virtual tours
  • Detailed floor plans
  • Cinematic video walkthroughs
  • Social media marketing
  • Property websites
  • Email marketing
  • Digital advertising
  • Targeted outreach to prospective buyers and local Realtors

Not every home needs every marketing tool.

The goal isn't to use the most technology possible.

The goal is to use the right tools to help the right buyers fall in love with the home.


Technology Will Continue to Change

One thing is certain.

Technology will continue to evolve.

Buyer expectations will continue to evolve right along with it.

That's why I continue investing in new tools, learning new marketing strategies, and adapting my approach as the market changes.

Not because every new trend is worth following—but because my clients deserve to benefit from the strategies that actually work.


One Thing Hasn't Changed

While the technology has changed dramatically over the past 30 years, the goal hasn't.

The homes that make the strongest first impression usually attract the most interest.
