As we move into the second half of the year, the Placer County housing market continues to show remarkable resilience.
While more homes came on the market in June, buyer demand remained strong enough to keep inventory well below where it was a year ago. Homes are continuing to sell at a healthy pace, well-priced listings are attracting attention, and we're still firmly in a seller's market.
Let's take a look at what happened in June.
Inventory & Sales Activity

Inventory continued its normal seasonal climb, but demand remained strong.
June Highlights
- Homes for sale increased 9.7% compared to May.
- Inventory remains 8.5% lower than June 2025.
- 485 homes sold, virtually unchanged from May.
- Closed sales were 20.6% higher than one year ago.
- Pending sales dipped 2.9% from May but remained 14.4% higher than last year.
What It Means
Although buyers have a few more homes to choose from than they did a month ago, inventory remains relatively tight compared to last year. Buyer demand continues to absorb new listings at a healthy pace.
Home Prices

Home values remained relatively stable during June.
June Pricing
- Average Sold Price: $776,000 (down 3.6% from May)
- Median Sold Price: $680,000 (down 0.7% from May)
- Average Price per Square Foot: $352 (up 1.1% from June 2025)
What It Means
Small month-to-month price changes are common this time of year. Looking at the broader six-month trend, both average and median home prices remain stable, suggesting the market continues to normalize rather than experiencing major swings.
Homes Are Selling Faster

Well-prepared homes continue to attract buyers quickly.
June Highlights
- Average Days on Market: 31 days
- Down from 35 days in May.
- Down from 34 days one year ago.
- Sellers received an average of 99% of their original asking price.
What It Means
Homes that are priced correctly and show well are continuing to sell relatively quickly, even though buyers are taking a little more time to compare homes before making offers.
Months of Inventory

Months of Inventory remains one of my favorite market indicators because it helps show the balance between buyers and sellers.
Current Market
- Months of Inventory: 2.4
- Slightly higher than May.
- 25.1% lower than one year ago.
- Anything below 3 months is generally considered a seller's market.
What It Means
Despite inventory gradually increasing through the summer, Placer County continues to favor sellers. Buyers have more options than they did earlier this year, but competition remains healthy for desirable homes.
What I'm Seeing
The statistics line up well with what I've been experiencing while showing homes and working with buyers and sellers throughout Placer County.
Today's buyers are:
- Taking a little longer to compare homes.
- Asking more practical questions about condition, maintenance, and monthly ownership costs.
- Still making strong offers on homes that are well-prepared, move-in ready, and priced appropriately.
The frenzy of a few years ago may be behind us, but demand certainly hasn't disappeared.
Preparation, pricing, and presentation continue to make all the difference.
Final Thoughts
June continued a trend we've been watching for several months:
- Inventory is gradually increasing.
- Buyers remain active.
- Well-priced homes continue to sell quickly.
- Placer County remains firmly in a seller's market.
As we move through the heart of the summer selling season, I expect buyers to continue taking a thoughtful approach while acting quickly when the right home comes along.
