New California Department of Finance data just came out…
…and Placer County had the fastest population growth of any county in the entire state over the past year.
- Placer County grew by 1.4% from 2025 to 2026, ranking #1 in California for population growth.
That’s a pretty significant statistic — especially at a time when many areas across California are seeing slower growth or even population declines.
And honestly…
…it helps explain a lot about why the Placer County housing market has remained so stable.
Why Population Growth Matters for the Placer County Housing Market
Real estate ultimately comes down to supply and demand.
Right now in Placer County:
- More people are continuing to move here
- Inventory of homes for sale remains relatively low, partly because many homeowners are reluctant to give up their existing low mortgage rates
- Buyer demand has stayed surprisingly resilient
That combination has helped keep:
- Home prices relatively stable
- Sales activity stronger than many expected
- Competition alive for well-priced homes
Even with higher mortgage rates and national headlines talking about slower housing markets, Placer County has continued to perform differently than many other parts of California.
Why Buyers Continue Moving to Placer County
The demand makes sense when you look at what Placer County offers:
- Great schools
- Access to outdoor recreation
- Larger homes and neighborhoods
- Strong communities
- Proximity to both Sacramento and Lake Tahoe
- Growing employment opportunities throughout the region
- A lifestyle many buyers are actively searching for
Another major factor has been value.
While home prices in Placer County have certainly risen over the years, many relocating buyers still view the area as relatively affordable compared to coastal California communities — especially when they factor in the lifestyle, quality of life, schools, outdoor access, and housing options available here.
For many buyers relocating from places like the Bay Area, Placer County can feel like a significant lifestyle upgrade while still offering comparatively better value.
What This Means Going Forward
Inventory has improved somewhat compared to the extreme lows of previous years…
…but we still don’t have enough homes available to fully meet demand in many areas and price ranges.
As long as population growth continues and inventory remains relatively constrained, it will likely continue helping support home values locally.
That doesn’t mean the market will never shift or slow at times, but it does help explain why Placer County has remained more resilient than many other housing markets throughout California.
