While many parts of California have seen population declines in recent years, Placer County continues to grow. More people are choosing to relocate here, fueling demand for housing and strengthening our local real estate market. But where are they coming from, and what does this mean for buyers and sellers? Let’s take a closer look.
Placer County’s Population Growth (2020-2024)
Between 2020 and 2024, Placer County’s population grew by approximately 8,100 residents, which equates to an annual growth rate of 0.5%. This growth was largely concentrated in the county’s incorporated cities—Roseville, Rocklin, and Lincoln—which collectively grew by 10,052 residents (0.9% annual growth). Meanwhile, unincorporated areas saw a slight decline of about 1,947 residents (-0.4% annually). (Source)
In contrast, many parts of California saw population declines due to high housing costs, taxation, and shifting job opportunities. Los Angeles County alone lost over 500,000 residents between 2020 and 2024.
Where Are People Moving From?
Placer County’s growth is being fueled by migration from within California and out of state. Here’s where new residents are coming from:
✔️ San Francisco Bay Area & Southern California – Many Californians are leaving expensive urban areas in search of more space, affordability, and a better lifestyle.
✔️ Other States – Some new residents are relocating from states like Nevada, Oregon, and Arizona, drawn to Placer County’s strong job market and outdoor amenities.
✔️ Local Moves – Many people already living in the Sacramento region are choosing to move within Placer County, upgrading to larger homes or moving closer to work and schools.
How This Impacts Placer County’s Housing Market
✔️Increased Demand for Homes – With more people moving in, the demand for housing has remained strong, keeping prices stable even as mortgage rates fluctuate.
✔️Popular Cities for Growth – Roseville, Rocklin, and Lincoln are seeing the most growth, with new home construction helping to meet demand.
✔️Competitive Market – More buyers mean continued competition for well-priced homes in desirable areas.
What This Means for You
✔️ For Sellers: If you’re thinking about selling, this steady demand is great news. Proper pricing and marketing can help you take advantage of a growing pool of buyers.
✔️ For Buyers: While competition remains a factor, opportunities still exist. Being pre-approved and ready to move quickly can give you an edge in this market.
Placer County remains one of the most desirable places to live in California, and these migration trends suggest it will continue to thrive in the coming years.
