October brought a steady, balanced pace to the Placer County housing market. More homes were available compared to last year, prices held firm, and properties took a bit longer to sell — all signs of a healthy, stabilizing market that still leans toward sellers.


Homes for Sale, Pending, and Sold

  • For Sale: Up 10.7% compared to last October, giving buyers more choices

  • Sold: 441 homes, up 5.3% year-over-year, and down slightly (-2%) from September

  • Pending (Under Contract): Up 3.4% YoY, but down 7.1% from last month

  • New Listings: Down 3.7% YoY, showing fewer new properties entering the market

In short: There are more homes available overall, but fewer new ones hitting the market — keeping conditions balanced.


 

Pricing Trends

  • Median Sold Price: $660,000, up 1.7% YoY and 1.5% from September

  • Average Sold Price: $776,000, up 0.9% YoY

  • Average Price per Sq. Ft.: $344, essentially flat (-0.3% YoY)

Prices remain steady, with modest year-over-year gains showing continued strength in home values.


 

Days on Market & Sold-to-List Price

  • Average Days on Market: 46 days, up from 36 a year ago (+27.8%)

  • Sold vs. Original List Price: 96%, meaning most homes sold for about 4% below their asking price

Homes are still selling — just with a bit more time and negotiation compared to 2024.


Inventory Levels

  • Months of Inventory: 2.4 months
    ↳ Up slightly (+4.4% YoY) but still firmly within seller’s market territory

Buyers have more breathing room, but sellers still hold the advantage with limited overall supply.


What This Means for Buyers and Sellers

For Buyers

  • More inventory and slightly longer market times mean less competition and better negotiating power.

  • Well-prepared buyers who act quickly can still find great opportunities before the holiday season slows things down.

For Sellers

  • It remains a seller’s market, but today’s buyers are more price-sensitive and value-driven.

  • Homes that are well-prepared, priced right, and professionally marketed continue to sell quickly and attract strong offers.
