As fall settles in across Placer County, the local housing market is showing a steady, healthy pace. Inventory remains higher than last year, buyer activity is strong, and prices have softened slightly, creating more balance between buyers and sellers.

This early-fall shift is opening opportunities on both sides of the market.


Market Activity

  • Active Listings: Up 17.3% year-over-year (slightly down 2.9% from August)

  • Pending Sales: Up 6.3% month-over-month and 22.8% year-over-year

  • Closed Sales: Up 25.6% compared to last year

What this means: More homes on the market combined with continued buyer demand is keeping the Placer County real estate market active. It’s still a seller’s market, but with more breathing room than we saw earlier this year.


Prices

  • Average Sold Price: $772,000 (â–Ľ 4.2% from August, â–˛ 0.8% YoY)

  • Median Sold Price: $653,000 (â–Ľ 3.3% MoM)

  • Average Price/SqFt: $348 (â–Ľ 1.7% YoY)

Prices have softened month-to-month but remain steady compared to 2024. That stability reflects consistent demand in cities like Rocklin, Roseville, Lincoln, and Granite Bay.


Market Pace

  • Average Days on Market: 47 days (â–˛ 46.9% YoY)

  • Sold-to-List Price Ratio: 96%

Buyers are taking a little more time to make decisions, and sellers are negotiating about 4% on average. This is typical of a more balanced and sustainable market heading into fall.


Months of Inventory

  • 2.7 months (based on closed sales)

This level indicates we’re still in a seller’s market, but inventory growth is trending toward balance—good news for buyers who’ve faced tighter conditions over the past few years.


Interest Rates Update

According to Mortgage News Daily, the average 30-year fixed mortgage rate is holding in the mid-6% range after recent Federal Reserve policy changes.

  • Rates are slightly up this week but remain near their lowest levels in almost a year.

  • Buyers have roughly 10% more purchasing power than in the spring, when rates topped 7%.

This combination of lower rates and higher inventory is giving buyers one of the best environments we’ve seen in months—while sellers still benefit from steady pricing and motivated demand.
