September 2026 Placer County Housing Market Update | Prices, Inventory & Sales

As we move into fall, the Placer County housing market is showing more signs of a shift toward balance.
September brought fewer closed sales, fewer pending sales, and longer selling times. Home prices also declined compared to August, although both the median and average sale prices remain higher than they were a year ago.
Despite the slowdown, countywide inventory remains relatively limited, keeping Placer County just inside seller's market territory.
But as I've been seeing firsthand with my buyers and sellers, the market is behaving very differently depending on the individual property and neighborhood.
