April gave us a clearer look at how the spring market is unfolding here in Placer County.
And while a lot of what we’re seeing is typical for this time of year, there are a few important details worth paying attention to—especially if you’re thinking about buying or selling in the coming months.

Inventory & Sales Activity
We’re seeing the classic spring pattern start to take shape—more homes coming to market, with buyers still actively engaging.
- Homes for sale are down 3.2% year-over-year, but up 13.2% from March
- 417 homes sold in April, essentially flat year-over-year and slightly down month-over-month
- 499 homes went pending, up 1.6% from last month and 5.1% from last year
What this means
New listings are picking up, which is giving buyers more options compared to earlier in the year.
But demand is still keeping pace.
That balance is what’s keeping the market competitive right now—more choices for buyers, but not enough to slow things down in a meaningful way.

Pricing Trends
Prices are continuing to move upward—but in a more controlled way.
- Average price per sq ft: $360 (+3.4% month-over-month, +5% year-over-year)
- Average sales price: $796,000 (+2.7% month-over-month, +5.9% year-over-year)
- Median price: $675,000 (flat month-over-month, +2.3% year-over-year)
What this means
The overall trend is still appreciation, but it’s not accelerating.
Instead, we’re seeing more steady, sustainable price growth—which is generally a healthier environment for both buyers and sellers.

Market Speed & Seller Leverage
This is where things start to get a little more nuanced.
- Average days on market: 31 days (down from 43 last month)
- Homes are selling at 99% of original list price
- Slight improvement compared to both last month and last year
What this means
Homes are moving faster again after a slower March, and sellers are still holding a strong position in negotiations.
That said, it’s not as forgiving as it was earlier this year.
Homes that are priced correctly and show well are moving quickly.
Homes that miss the mark are starting to sit—and sometimes require price adjustments.

Supply & Demand Balance (Months of Inventory + Absorption)
This is one of the best ways to understand the overall market dynamic.
- 2.4 months of inventory (based on closed sales)
- About 2.0 months based on pendings
- Absorption rate: 42.2% (closed) and 50.5% (pending)
What this means
Anything under 3 months of inventory is considered a seller’s market—and we’re still well within that range.
Even with more homes hitting the market, they’re being absorbed quickly enough to prevent a meaningful shift toward a buyer’s market.
For now, demand is still doing a good job of keeping up with supply.
The Big Picture
Even with more listings coming on, April was still clearly a seller’s market.
But we’re starting to see the early signs of what typically happens this time of year:
- Inventory begins to rise faster than demand
- Buyers gain a bit more leverage
- Pricing becomes more sensitive to positioning
Translation
It’s still a strong market—but strategy matters more now than it did even a month or two ago.
Final Thoughts
This is one of those markets where the headlines don’t tell the full story.
Yes, it’s still a seller’s market—but it’s a more balanced version than what we saw earlier this year.
Buyers have a few more options.
Sellers still have leverage—but less margin for error.
The difference right now comes down to strategy.
How you price, how you prepare, and when you hit the market is starting to matter more again.
