The Placer County real estate market is shifting—and for buyers, that brings fresh opportunities we haven’t seen in a while.
In my recent June 2025 market update, active listings rose by 40.1% year-over-year and 6.7% from May, bringing our months of inventory to about 3.3 months. While that still slightly favors sellers overall, the increased selection is giving buyers more room to negotiate and be strategic.

Price Negotiations
With more homes to choose from, sellers are often more willing to negotiate—especially if their property has been sitting on the market without offers.
Seller Credits & Rate Buydowns
Many buyers are asking sellers to help pay for an interest rate buydown, lowering monthly payments in the early years—or even for the entire loan term.
Offers Contingent on Your Sale
When inventory was tight, it was nearly impossible to get an offer accepted if you still had to sell your current home. Today, we’re seeing more flexibility from sellers.
Repair or Update Credits
Homes that need new carpet, fresh paint, or other cosmetic updates? Buyers can sometimes secure credits to help cover these improvements.
Closing Cost Help
If you’re light on cash for closing, sellers may agree to cover part of your closing costs—something that’s become more common in today’s market.
A Balanced Market Still Has Hot Spots
Not every listing is negotiable.

Well-priced homes with great features and updates can still get multiple offers.

But homes that have been listed longer, or need updates, often have more room for negotiation.
