As we move through the second half of summer, the Placer County housing market continues to show remarkable resilience.
While July brought the typical seasonal slowdown from June, buyer demand remained strong enough to keep inventory below where it was a year ago. Home prices continued to appreciate, well-priced listings attracted strong interest, and Placer County remained firmly in a seller's market.
Whether you're buying or selling in Rocklin, Roseville, Loomis, Lincoln, Granite Bay, Auburn, Newcastle, Penryn, Meadow Vista, or elsewhere in Placer County, understanding the latest market trends can help you make better real estate decisions.

Let's take a closer look at what happened in July.
Inventory & Sales Activity

Inventory remained relatively tight while buyers continued to stay active.
July Highlights
- Homes for sale increased 1.8% compared to June.
- Inventory remained 5.3% lower than July 2025.
- 475 homes sold, down 5.0% from June.
- Closed sales were 5.8% higher than one year ago.
- 464 homes went pending, down 2.7% from June but 16.9% higher than last year.
What It Means
Although buyers have a few more homes to choose from than they did a month ago, inventory remains lower than it was this time last year. New listings continue to be absorbed at a healthy pace, helping support home values across much of Placer County.
That's encouraging for sellers, but it also means buyers should be prepared to move when the right home becomes available. As I discussed in my recent article, Great Real Estate Service Goes Beyond the MLS, sometimes finding the right home means looking beyond what's currently listed and taking a more proactive approach.
Home Prices

Home values continued moving higher during July.
July Pricing
- Average Sold Price: $819,000 (up 6.1% from June)
- Median Sold Price: $690,000 (up 1.6% from June)
- Average Price Per Square Foot: $364 (up 4.0% from June and 5.8% from last year)
What It Means
July was another encouraging month for home values. Looking beyond the month-to-month changes, both the average and median sold price continue to show an appreciating six-month trend, suggesting buyer demand remains healthy despite today's mortgage rates.
While countywide statistics are useful, remember that values can vary significantly between communities—and even between neighborhoods. A home in Granite Bay may experience different market conditions than one in Lincoln or Auburn, which is why local market knowledge is so important when pricing a home or making an offer.
Homes Are Selling Steadily

Well-prepared homes continue to attract buyers.
July Highlights
- Average Days on Market: 35 days
- Up from 32 days in June.
- Down from 36 days one year ago.
- Sellers received an average of 97% of their original asking price.
What It Means
Buyers are taking a little more time to compare homes than they did earlier this summer, but desirable properties continue to sell at a healthy pace.
The homes generating the strongest results continue to be those that are priced appropriately, professionally marketed, and presented in their best possible condition.
Months of Inventory

Months of inventory remains one of my favorite market indicators because it helps show the balance between buyers and sellers.
Current Market
- Months of Inventory: 2.5
- Slightly higher than June.
- 10.7% lower than one year ago.
- Anything below 3 months is generally considered a seller's market.
What It Means
Although inventory has increased modestly over the past few months, Placer County remains firmly in seller's market territory. Buyers have gained a few more options than they had earlier this year, but demand continues to outpace supply.
What I'm Seeing
The statistics line up well with what I've been experiencing while helping buyers and sellers throughout Placer County.
Today's buyers are:
- Taking a little more time to compare homes.
- Being more selective about condition and value.
- Still acting quickly when a well-priced, move-in-ready home becomes available.
For sellers, preparation continues to make a tremendous difference.
Homes that are professionally marketed, priced appropriately, and presented in their best possible condition consistently outperform homes that simply get listed without a comprehensive marketing strategy.
Final Thoughts
July continued many of the same trends we've been watching throughout 2026.
- Inventory remains below last year's levels.
- Buyers continue to stay active.
- Home prices are appreciating.
- Placer County remains firmly in a seller's market.
