After helping buyers and sellers throughout Placer County for more than two decades, I've noticed that the people who successfully achieve their real estate goals almost always share two important traits:
Honesty and decisiveness.
Every transaction is different. Every family has unique needs and circumstances. But time and time again, these two qualities are what separate the people who reach their goals from those who remain stuck on the sidelines.

Honesty
The first trait is honesty.
Not just honesty with your real estate agent, but honesty with yourself and your partner.
For buyers, that means being realistic about:
- What you truly need versus what would simply be nice to have
- What you can comfortably afford
- What homes are actually available within your budget
- What compromises you may need to make
For sellers, it means being realistic about:
- Your home's condition
- How it compares to competing properties
- What buyers are likely to expect
- What the market is willing to pay
Is Everyone Truly On Board?
One of the most common reasons transactions fall apart is when one spouse or partner isn't fully committed to moving.
Sometimes that uncertainty doesn't surface until it's time to make an offer, accept an offer, negotiate repairs, or make another important decision.
At that point, what appears to be a disagreement about price, timing, or terms is often really a disagreement about whether moving is the right decision at all.
The earlier these conversations happen, the smoother the process tends to be.
Being Honest About What's Possible
I've also found that many buyers and sellers struggle because they aren't fully honest about what is realistically possible.
Sometimes the home you want simply doesn't exist at your price point.
Sometimes the market isn't willing to pay what you believe your home is worth.
That doesn't mean you can't achieve your goals. It simply means you may need to adjust your expectations, timeline, or strategy.
Honesty With Your Agent
Finally, it means being honest with me.
My job isn't to tell you what you want to hear. My job is to help you achieve your goals.
The more accurately I understand your needs, concerns, financial situation, and expectations, the better advice I can provide.
Decisiveness
The second trait is decisiveness.
Being decisive does not mean you always have to move forward.
Sometimes the right decision is to:

- Wait
- Do nothing at all
All of those can be good decisions.
What Decisiveness Really Means
Decisiveness means being willing to evaluate the available information and make a decision within a reasonable amount of time.
That process often begins long before an offer is written or accepted.
It starts when we evaluate:
- What homes are available
- What has recently sold
- What you qualify for
- What your budget realistically supports
- What the market is likely to require for success
Honesty + Decisiveness
When we combine honesty and decisiveness, the goal is not to force a transaction to happen.
The goal is to determine whether buying or selling makes sense given your situation and what the market can realistically offer.
Sometimes the answer is yes.
Sometimes the answer is no.
The important thing is reaching a decision based on reality rather than endlessly hoping the market will become something it isn't.
I've seen buyers spend years waiting for a home that doesn't exist at their price point—or doesn't exist at all.
I've seen sellers hold out for a buyer willing to pay significantly more than the market says their home is worth.
In both cases, the result is often frustration, missed opportunities, and wasted time.
Success Usually Isn't Complicated
Successful transactions aren't usually the result of luck.
They happen when buyers and sellers are:
✅ Honest about their goals
✅ Realistic about their circumstances
✅ Willing to make decisions when opportunities arise
Real estate doesn't require perfection.
It requires clarity, realistic expectations, and the confidence to move forward—or not move forward—when the facts are in front of you.
